Create a listing deal

  1. Open Transaction Room — From the left menu or dashboard widget.
  2. Create Listing Deal — Under Deals, select the listing and continue to the deal form. Create Buying Deal works the same way but you pick a client instead of a listing.
  3. AI Deal Wizard (optional) — Upload a signed contract PDF and let AI pre-fill the deal. See the AI Deal Wizard overview for how brokerages use contract upload.
  4. Deal price and commissions — Enter Deal Price, open Commission Calculator, set listing and cooperating commissions, referral splits, and realtor shares, then Set Commissions.
  5. Agents — Confirm your office and agent, then set the cooperating office and agent. Use Add Office or Add Agent when the other side is not in the list yet.
  6. Conditions — Add conditions with removal dates, or choose No Conditions when the deal is firm from the start.
  7. Dates and forms — Complete contract, completion, possession, and other date fields; upload required forms.
  8. Save Draft — Use Save Draft if you are not ready to submit. Reopen from Edit Draft Deal in Transaction Room.
  9. Submit — Sends the deal to your office for review.

Commission calculator

Brokerages control how commission math is shown. Many Ontario brokerages use Commission Percentage and Flat Commission Amount only — First Amount tier fields appear only when your office enables them. Enter listing-side and buying-side commissions separately.

After you submit

Deals appear in Pending Review on your dashboard and in Transaction Room until the office completes review.

Update a deal

  1. Update Deal — In Transaction Room, click Update Deal and select the deal.
  2. Change status or fields — For example change status to Firm when conditions are removed, or update dates and forms.
  3. Note to office — Describe what changed.
  4. Submit — Returns the deal to Pending Review.

When the deal was created with No Conditions, it may already be firm — use Update Deal only when something else needs to change.
